Idyllic Italian home on the Tuscany/Umbria border, sleeps 10 comfortably (plus two cots or children’s beds), all en-suite in a beautifully restored and furnished Casale, perfectly equipped for family holidays. Extremely private and quiet, yet accessible, surrounded by our own olive groves, gardens, and protected wild forests.
The truly beautiful pool is set higher than the house, accessed via gated steps, with a spectacular view, shaded gazebo area, diving board, plenty of pool loungers. The rectangular pool measures 13m x 6m with a variable depth of 1.5m to 3m.
Accommodation includes:
Five double/triple bedrooms, all en suite, two with pretty balcony areas.
Formal drawing room with large working fireplace, grand piano and games area.
Well-equipped eat-in kitchen, extensive gas and wood-fired cooking range, American-style fridge, proper coffee machine, water filters, two dishwashers, hot tap, bread maker, ice cream maker etc.
Dining room leading onto large covered terrace overlooking olive groves (olive trees are lit with garden lights in the evening), with large brick barbecue, two separate dining areas, working authentic wood-fired pizza oven and drinks fridge. Spacious eat-in kitchen leading onto wisteria-clad outdoor breakfast area. Stunning covered terrace for breakfast, lunches and suppers. Hanging chairs, hammocks and swing seats for comfy lounging.
Family games are a speciality with table tennis, boules, swing ball, croquet, indoor table football and plenty of indoor games. Cot and child beds available. Wrought-iron safety stair gates on top and bottom of stairs.
Included in rental rate:
Wi-Fi throughout.
Initial and final cleaning. Housekeeping, pool, garden staff present Mon-Sat 3hrs a day.
All utilities included, with the exception of heating.
Bedroom and bathroom linens included.
Refundable security deposit prior to arrival £1500.
Rates from £4500 - £6000 per week according to season as follows:
High season 1st June – 30th Sept £6000 per week, also Christmas and New Year
Med-season 1st April – 31st May £5200 per week, also 1st October – 20th December
Low-season 3rd Jan – 31st March £4500 per week
A non-refundable deposit of 10% is required on booking, together with a £1500 refundable security deposit.
Easter, Christmas and New Year (with roaring log fires—even in the eat-in kitchen—as well as good central heating) are especially special times in Umbria.

Citta della Pieve (10 minutes)
Discover the beauty of this small Umbrian village, home to one of the most important painters of the Italian Renaissance, Pietro Vannucci, known as “Il Perugino” teacher of Raphael. This enchanting little medieval hamlet is a lively small village with a great selection of restaurants and festivities throughout the year.
Trasimeno Lake (25 minutes)
Lake Trasimeno is the fourth biggest lake in Italy. On its banks you can find breathtakingly beautiful villages like Castiglione del Lago, Passignano sul Trasimeno, San Feliciano, Tuoro sul Trasimeno, Castel Rigone and also fascinating villages further inland like the Etruscan Panicale, Lisciano Niccone, Piegaro. Highly recommend is a tour of the islands either by ferry or private boat tour. Among the things to do in Trasimeno Lake do not forget a visit to the castles: Rocca del Leone in Castiglione del Lago, Torre dei Lambardi in Magione and the ruins of Castello di Zocco.
